Les locations de courte durée dans le viseur du gouvernement. 🎯
L'avantage fiscal étant très intéressant (entre 50% et 71% d'abattement actuellement), le gouvernement estime que cela incite les propriétaires à louer en courte durée plutôt qu'à l'année. 🤔
Cela est peut-être vrai dans les grandes villes mais nous ne pouvons pas en faire une généralité car la location en meublé de tourisme offre un avantage bien plus important pour les propriétaires: elle leur permet de pouvoir également utiliser à titre personnel leur maison ou appartement afin d'y passer leurs vacances. 🏖
Il y a peu de chances que le changement de fiscalité incite les propriétaires de biens en bord de mer ou à la montagne à les louer à l'année car ils ne pourraient alors plus les utiliser pour leurs propres vacances. ⛷
Le risque principal est que les propriétaires les retirent complètement du marché, ce qui fera de facto perdre de l'argent aux communes car il n'y aurait alors plus de revenus liés à la taxe de séjour qui reste une manne financière pour les mairies. 🚨
Ce projet de loi concerne donc principalement les grandes villes où les locations dites "AirBnB" y sont devenues un vrai business. 💰
De ce point de vue, il pourrait être judicieux d'ajouter un amendement permettant aux propriétaires proposant un seul bien en location de courte durée de continuer à bénéficier de l'avantage fiscal actuel et de n'appliquer le nouveau projet de loi qu'aux propriétaires ayant plusieurs biens loués en meublé de tourisme. 💡

Some good news for the real estate market: one will soon be able to get a loan more easily thanks to a change in the Bank of France procedure.
⏰ Indeed, the Bank of France will update the legal maximum borrowing rate every month to stick to the borrowing rates and the BCE's rates' evolution. It should put an end to the gap between the legal maximum borrowing rate and the banks' rates that prevented qualified buyers to get an agreement from their bank.
👉 So the buyers should not be put at a disadvantage anymore because of the gap between the official rate and the banks' rates so that more loans should be able to get a loan from their bank. This decision should galvanize the real estate market.

Ca y est, le temps des fêtes de fin d'année est enfin arrivé. Les décorations de Noël, l'ambiance festive et les traditionnelles animations sont de retour dans le Golfe de St-Tropez pour notre plus grand bonheur.
La fête foraine à Sainte-Maxime et à Cogolin, la patinoire à Saint-Tropez, le village de Noël à Grimaud et les crèches composées de santons à la Garde-Freinet et Saint-Tropez.
A Grimaud, Saint-Tropez et Sainte-Maxime, les feux d'artifices ont illuminé les ciels étoilés pour le plus grand bonheur des petits et des grands.
Il est maintenant temps de faire les dernières emplettes dans les magasins pour rendre Noël festif et magique. A Port Grimaud, la boutique "Un Autre Regard" vous attend pour vous présenter ses dernières trouvailles et la boulangerie bio de Charly vous propose ses délices de Noël, et notamment son Panettone. A Saint-Tropez, l'association Esprit Village s'est organisée pour que les visiteurs puissent trouver des boutiques ouvertes pour les fêtes. Le village de pêcheurs a mis en place des chalets sur le port et un spectacle féérique sur les façades pour nous permettre de rêver tout en admirant les bateaux. A Cogolin, une fête foraine et différents spectacles ont diffusé l'esprit de Noël dans tout le village jusque dans la maison du Père Noël installée au Château Sellier.
Bref toutes les communes du Golfe de Saint-Tropez se sont mises au diapason des fêtes afin que chacun puisse y trouver son bonheur.

In a few days the famous Voiles de Saint-Tropez sailing race organized by the SNST and gathering the most beautiful boats of the world will start. Old boats and modern boats will race one next to the other during a full week according to the routes in the very heart of the Gulf of Saint-Tropez.
The first boats have already arrived in the partner harbours: Port Grimaud, les Marines de Cogolin and of ocurse Saint-Tropez in order to work on the last details before the official start.
From September 24th to October 1st, modern boats and old boats will sail to win this prestigious regata that will end the races season on the Mediterranean Sea.
And from October 2nd to October 8th, the modern maxi-yachts will start sailing in the Gulf of Saint-Tropez.
In the evening, all the teams will meet at the Village des Voiles in Saint-Tropez to have a drink while waiting for the official results of the day.
A fair attitude, friendliness and good humour will be the operative words. What about joining us this year to enjoy this event that will end officially the summer season?

Today we will talk about a culinary speciality of the Gulf of Saint-Tropez: the worldwide famous Tarte Tropézienne.
Its soft brioche has with little sugar pieces on the top and a thick layer of cream have delighted the most gourmets. It will become your favorite snack when coming back from the beach or after a day sailing. You can also bring some back home in order to prolonge your holidays.
A pastruy cheg, Alexandre Micka created it in 1955. One of the most famous actresses, BRigitte Bardot, loved it and gave her its name: la Tarte Tropézienne.
Its unique cream remains a secret. Lots of bakeries have tried to copy it but none of them has managed to create such a tasteful cream.
